7th Street duplex

7th Street Duplex Magnin Architecture was referred to this project by a long time collaborator and structural engineer, Erik Bjur. The owners/developers had a small parcel of land on East 7th Street in Reno, Nevada that included a primary residence facing the street. The owner’s intention was to subdivide the parcel and use their remaining land for a multifamily development.

Space was extremely limited on the resulting 50'x28' parcel, and after figuring out access through zoning/planning and an access easement, it was decided through iterative study that a duplex would be the ideal option. Each unit consists of one on-site parking space with exterior bike/toy storage. The lower floor incorporates a living, dining, kitchen area, with half bath and the upper floor has 2 bedrooms, 1 bath, and laundry. Each unit is just under 750sf of conditioned space.

Great care was taken in the space planning of the project, as well as the trim/finish and detailing. But most of all, the focus of the design became about simplicity and singularity in material, form, and finish.
